Midlothian Depot, a proposed mixed-use project at the corner of Midlothian Turnpike and Alverser Drive, was back on the drawing board, the Midlothian Business Alliance reported on July 16, 2024. An earlier version of the project had been shelved when a very large storm water drain could not be relocated and conflicted with the original plans. Several months later a new plan surfaced and the developers began offering commercial space for lease.

What the plan contained
The project was built around a large grocer that had not been publicly announced; the MBA reported it was rumored to be, and similar in design to, Whole Foods. Around the site the plan called for up to four other commercial buildings, along with 60± townhomes.
The Alliance judged the project likely to attract high-end retailers, citing its high visibility along Midlothian Turnpike, the attractive demographics of the area, and access to multiple roads — Midlothian, Alverser and Old Buckingham — and asked members who they wanted to see on the site.
Timeline
Development was tentatively expected to begin construction in 1Q2025, with opening planned for 2Q2027.
