What was proposed

Coalfield Reserve, LLC was the contract purchaser of approximately 26.3± acres of mostly undeveloped land at the terminus of Walmart Way, then zoned Industrial (I-1), Office (O-2) and Agricultural (A). The applicant proposed rezoning the property to R-MF for a multifamily residential community. The Chesterfield County Comprehensive Plan called for "High Density Residential," or 8–12 units per acre, and the property was not within the Midlothian Special Area Plan.

The applicant intended to build up to 310 dwelling units along with a clubhouse, pool, dog park and other amenities. Walmart Way would be built as a loop road as originally planned, and residents would use the completed road to reach Midlothian Turnpike. The community would not access Old Buckingham Road, and the applicant proposed no connection between Old Buckingham and Midlothian Turnpike. A stream bisects the property; the applicant proposed to build south of it, leaving the forested area north of the stream as a buffer between the community and Old Buckingham.

The MBA's call for comment

Chris Jenkins, the MBA's Director of Community Affairs, wrote that the alliance continued to encourage members to get involved and communicate their thoughts as projects progressed, acknowledging that it was a busy time of year. Because of the COVID-19 pandemic the applicant could not hold the community meeting in person.
